A design-build practice for commercial space
MCG Design + Build is the construction arm of Mainland Commercial Group, a commercial brokerage based in Surrey. We build commercial interiors across Metro Vancouver and the Fraser Valley.
Why a brokerage builds
We started building because we kept watching the same thing happen from the other side of the table.
A tenant would sign a lease, get a construction number weeks later, and discover the allowance covered a fraction of it. Or the fixturing period would turn out to be shorter than the permit process. Or a change of use would trigger sprinklers and exiting work nobody had priced.
None of those are construction problems. They are lease problems that surface during construction — and by then the leverage is gone. Sitting inside a brokerage means we can read the work letter while it is still a draft.
What we care about
One accountable hand. Design and construction are not two vendors hoping they agree. When the drawings and the site conflict, that is ours to absorb.
Materials that age. We prefer junctions that disappear and finishes that still look considered in year five over rooms that announce every dollar spent in year one.
Schedule as craft. A lease commencement date is not a suggestion. We plan backwards from occupancy rather than forwards from optimism.

Surrey, Vancouver, Burnaby, Richmond, Langley, Coquitlam, Delta, New Westminster, North Vancouver and Abbotsford.
Permit timelines, landlord manuals and inspection practice differ meaningfully between these municipalities. Knowing which ones move quickly and which need a longer runway is part of the work, not an afterthought.
