Building for the fit-out that follows
Service capacity, roof access and structural allowances for future mechanical loads cost very little to provide during construction and a great deal to add afterwards. Because we spend most of our time on the tenant improvement side of the same buildings, we know which provisions tenants ask for and which ones sit unused.
Working with the brokerage
MCG sits alongside a commercial brokerage. On owner projects that means leasing assumptions, likely tenant profiles and realistic allowance expectations can inform the base building rather than arrive after it.
